Our Process
Like everything in life, a project goes through several phases from conception of the main ideas to the finished product. The creation of your dream space.
It all starts with a plan. We go back and forth to achieve the best layout for your programmatic needs. Always thinking ahead with your vision, look and feel in mind.
Initial Schematics
After we finalize your floor plan, we make decisions on your brand vibe. We select materials such as flooring, wall finishes, light fixtures and general furniture. This is the most collaborative, fun and creative stage.
Design and Budget
We have most of what is needed to create your new space. We bring in our expert team of engineering consultants. Don’t worry, we know a few good ones!
At this stage all the plans are being developed. Plans are a customized set of instructions to build your space from scratch. They include ductwork sizing, the assembly of your walls, the exact type of light fixtures, the size and location of your sprinklers, your door hardware, sizes and routes for all the pipes, lighting controls, etc. These are just a few…!
We will keep refining and tuning your design, always making sure you are involved in all the important decision making. We hate surprises too.
Construction Documentation
Approvals and Permits
We reach out to your new landlord to make sure everything falls under the building regulations. We also have an expediter start the filing process for department of building permits. Sometimes, depending your your building, we will go through the Landmarks Preservation Commission when working in a historic building.
While we wait for your permits, we send our construction documents to several general contractors. We know a couple, you may know a couple, and your landlord might also want to refer a couple. All are welcome to bid, so you get the best bang out of your buck. We help you select your best fit.
Bidding & Negotiation
The real deal starts. We meet with the entire team and select a weekly meeting date that will last until the project is completed. We confirm all decisions made on paper with you. Who knows, you may have changed your mind about something, this is expected!
Our team will be coordinating on a daily basis with you, the rest of the design team, the landlord and the construction team. Our job is to keep an eye to make sure your general contractor is building what is on our drawings (the instructions for your dream space we’ve been working so hard on).
Construction Administration & Project Management
The space is ready for you to move it. Most of the time, some items may be missing or needing to get fixed. We let your general contractor know all about them. Once it’s all done, we do a team happy dance.
